Visiting the land property by yourself

If you are living in the vicinity, the first visit could be dedicated to getting first impressions. The goal here is to realize if this place feels right for you. When the gut feeling is right and first positive impressions are made, you can continue onto your due diligence journey. 

You can find your parcel in Google Maps with just a few key pieces of information. You’ll need: The GPS coordinate of the location, or alternately, the address and zip code. These coordinates help Google Maps pinpoint exactly where the property is located.

Sometimes, vacant land does not have an allocated address yet, this is often the case in the rural regions. In this case you will have to navigate using lot coordinates.
Follow these steps to find a plot of land online with Google Maps:
1. Open Google Maps on your device. The Map will display your current location, if you allow it to.
2. Enter the GPS coordinates for the parcel you want to find into the search field and click Search.

Once you have reached the property, you will want an easy way to check its size and boundaries. The good news is that there are apps (such as LandGlide or Acrevalue) available today that enable you to find the property and visualize its boundary lines. While walking the property the app will indicate your position in regard to the property boundary - what brilliant solution! 
Surely, you will need to download the app (you can even start with a free 7 day trial) and find the property using the APN (Property ID number), County Name and State. 

Tip: test the app at home and download the offline map for the property region in the app settings to ensure the app will work on the location.
